The village itself has public houses, a further mile away is Llanddarog and conveniently situated for the main towns of Carmarthen, Llanelli and Swansea and the ever growing village/town of Cross Hands being approximately 3 miles away.
The planning permission for the accommodation units makes this an ideal location for those wanting to run a residential centre or perhaps a centre for retreats as the planning also includes the provision of a substantial communal or classroom / activity space. Externally, there is also a variety of landscape type with pasture, woodland and a number of ponds. The current owner has invested heavily in terms of greener energy, the property having a 14kW array of solar panels plus a biomass heating system, designed to have the capacity to heat the house and holiday units. These two systems do provide an income for the property. Access to the property is easy, it sits just a couple of miles off the A48 trunk road with easy access to the M4.

After a couple of miles, take the exit off the A48 marked for the National Botanic Gardens and Porthyrhyd on the B4310. Follow the signs for the National Botanic Gardens until you reach the roundabout at the entrance to the gardens. Here, take the B4310 signed for Llanarthne. Follow the B road for perhaps 2 miles, until you come Cefn Abbey. Shortly after the sign for Cefn Abbey, turn left at the crossroads signed for Nantgaredig. After a short distance, you will come to a tight right hand bend followed very quickly by a tight left hand bend. The entrance to the property is the next track on the right after these bends. The name is on the gate which is set back from the road.
