The house itself sits below the level of the road. It is approached from the road via a driveway that leads in to one side of the house. The Outbuildings

Attached to the side of the house is a stone outbuilding. This has been divided into two; Workshop 4.3m x 3.35m (14' x 11') Garage also 4.3m x 3.35m (14' x 11') The dividing wall is of timber construction and could thus be removed to open the building up. Power and light are connected. This outbuilding would allow the property to be extended if desired, subject to consent. In the courtyard to the other side of the house is a further stone outbuilding. This is also split into two. One half having an old range and bread oven in it, the other having a coal chute from the road into it. The Land

Behind the house, the land drops away quite steeply to the river which runs in the valley below. The river forms the boundary. This land is wooded and extends to approx. 1.5 acres. The bulk of the land stands across the road. This is on the whole good clean pasture land, mostly flat or gently sloping and easily worked. It is well fenced and divided into a number of enclosures. In all, the pasture extends to around 9 acres. The entire property extends to approximately 10.75 acres

From Carmarthen, take the A484 towards Newcastle Emlyn and Cardigan. After a mile or so, you will come to the village of Bronwydd Arms. Fork right here, signed for Llanpumsaint (B4301). Follow this road for about a mile and then take a left hand fork signed for Llanpumsaint (there is a long house on the left hand side on the fork). Follow this road for approx. 1.5 miles and the property will be on your right, set slightly below road level. The driveway to it will be facing you and the name of the property is clearly shown at the end of the drive.
