Y Bwthyn is a 3/4 bed barn conversion retaining many traditional features and a large garden of approx. 0.25 acre. It sits at the top of a small courtyard with just 2 neighbours and enjoys views over open countryside. Briefly, the accommodation comprises a hall, living room, large kitchen / dining room, bathroom and a bedroom / study on the ground floor, with a further 3 bedrooms and a shower room on the first floor. The property benefits from double glazing and LPG central heating and has modern bathrooms and kitchen; yet retains a wealth of traditional features such as exposed timbers and a slate hearth so it has a cosy feel of character. The property is located on a small courtyard just outside the hamlet of Cwmpengraig and about 2 miles from the village of Drefach Felindre, where amenities for day to day living can be found: school, church; public house; local shops etc. The bustling market town of Newcastle Emlyn is some 4.5 miles distant and the administrative centre of Carmarthen is about a 30min drive away. At the bottom of the courtyard, there is a strip of land for parking and a small area of land, mostly left for wildlife, which is home to the septic tank. There is a small lawned area to the front of the house and a paved patio to the rear.

Gardens

The gardens rise up gently behind and to the side of the house. They are split into two distinct areas. The first is gently sloping and comprises a small orchard with apple and plum trees and a couple of raised vegetable beds. To one side is a path with storage shed and log store area. The path leads to a further garden at the top. This is flat and fully enclosed. There is a seating area with wildlife pond; additional raised vegetable beds and a 10' x 8' greenhouse. There are fine views from here over the courtyard and beyond over rolling countryside.

Directions

From Newcastle Emlyn take the A484 south towards Carmarthen. In Pentrecagal, turn right (on the sharp bend) and continue through Waungilwen to Drefach Felindre. Keep straight on, passing the church on your right and the Tafarn John y Gwas on your left. Continue for a further half a mile or so until you come to Cwmpengraig. Just after you see the telephone box, turn right. Go down over the bridge and climb the hill the other side. Continue up this road for about half a mile. You will pass a couple of barns on the left, followed by a stone house called Brynglas. Immediately after Brynglas, take the track on the left and follow this to the end. You will come to a small courtyard. Y Bwthyn is the property at the top of the courtyard. (If you arrive at a crossroads, you have missed the track!)
