From Newcastle Emlyn, take the A484 towards Cardigan, proceed through Cenarth & Llechryd and continue to Llangoedmor. At the crossroads in Croesyllan, turn left. Continue for approx 1.5km until you reach a sharp left-hand bend. There is a track straight ahead of you. Don't go round the bend, take the track. Take the track to the end, it leads to Coedmor Mansion. Bear left and Garden Cottage is located behind the mansion.
Our vendor has advised that there is a right of way across the land behind Garden Cottage, thought that it could have historically been used for timber extraction by the Forestry Commission but in the 20 years our vendor has been at the property, it has not been used. One of the Management Company rules is that no-one at Coedmor Mansion is allowed to run a business or let out a property. We are advised that each owner pays a 10th share of the management charge which is levied to cover all maintenance of the drive, communal gardens and trees and annual emptying of the septic tank with a reserve for unexpected expenditure.
